Water-Front Sloping Block Renovation
The Cottage Point renovation was a full-scale transformation of a five-level waterfront home on Sydney’s Northern Beaches, designed to enhance both functionality and luxury while tackling the complexities of a steep, sloping block. This complex build required expert structural modifications, ensuring the home was both visually striking and built to withstand the challenges of its waterfront location.

The renovation included a complete refurbishment of all five levels, with a full overhaul of bathrooms, kitchen, and living spaces, as well as the installation of new UPVC thermal-grade windows to improve insulation and energy efficiency. The external balcony refurbishment and glazing upgrades maximised natural light while framing breathtaking waterfront views, seamlessly integrating indoor and outdoor living. As part of the transformation, we also removed the external glass lift, streamlining the home’s exterior while improving both functionality and design flow.

In the second stage, we structurally transformed the existing boathouse into a self-contained luxury retreat, complete with a custom sauna, new bathroom, kitchen, and living space. This reimagined space provided a private relaxation area that complemented the home’s waterfront lifestyle, while the pool area was upgraded to enhance outdoor entertaining, with high-end finishes tailored to the property’s steep and sloping terrain. Additionally, the removal of the external glass lift was a key structural element, allowing for a more cohesive and modernised external façade while optimising accessibility in a way that better suited the property’s new layout and the client’s needs.
Given the property’s off-grid status, we implemented a fire-safe plumbing scope, including a sprinkler system, electronic solar pumps, and additional rainwater tanks to ensure water security. To further support sustainability and energy efficiency, we installed solar panels and a new roof, making this Northern Beaches waterfront home not only visually stunning but also environmentally self-sufficient.
